The average selling price of a Canadian home was $391,820 in October, up 8.5 per cent compared to last year.
But a closer look at the numbers shows a split between hot markets in the West, and cooler ones in Eastern Canada.
The Canadian Real Estate Association (CREA) said the number of homes sold in October was 8.3 per cent higher in 2013 than it was in the same month a year earlier.
But the growth is almost entirely coming from Western Canada. In terms of total sales volume, the hottest markets this year are Calgary, Edmonton, and Vancouver, BMO economist Doug Porter said in a research note after the numbers were released on Friday morning.
"All three have reported double-digit volume increases, the only cities in that category," Porter said. "On the flip side, the only three cities with double-digit declines in volumes this year are Quebec City, Saguenay and Halifax (again, all east of Ontario)."
On a provincial basis, B.C. led the country with a 26 per cent increase in sales. There are more strong numbers as one moves east across the country, before starting to decline east of Ontario.

Уже писали, даже на это этом форуме, что "26 per cent increase in sales" - это от уровня Октября 2012г, когда в Б.Ванкувере были рекордно низкие продажи.
Если же вы возьмете продажи с января по октябрь, то увидите, что в Б.Ванкувере они в этом году на 15% ниже, чем в среднем за предыдущие годы.
Что же касается цен, то даже по официальным данным в октябре 2013г они были немного ниже чем в сентябре 2013г и в октябре 2012г.

Т.е. всплеска продаж, имевшего место в Б.Ванкувере в июле-октябре 2013г, хватило лишь, чтобы немного притормозить падение цен.

Вот что пишут "официалы" - никакого торжества данные за октябрь у них не вызвали, скорее наоборот:

RBC: "The seven-month stretch of monthly gains in Canada's home resale market ended in October 2013. The Canadian Real Estate Association (CREA) today released statistics showing that home resales fell 3.2% between September and October... The resale decline in October was not entirely a surprise because we suspected that much of the strength in recent months reflected the unwinding of earlier restraint associated with the tightening of mortgage insurance rules last year and a rush by some homebuyers to lock-in lower mortgage rates this summer. Developments in October were consistent with that view...”

This is the first drop in Canadian home resales since February. One month doesn't make a trend, but it puts an end to the uninterrupted seven month string of sales gains since March. On a very preliminary basis, this would feed into our view that sales rose over the spring and summer at the expense of future months as people exercised options to purchase within 90-120 day mortgage rate commitments on fears of losing the juicy rate commitments back in the spring. I maintain the view that the spring and summer market was a temporary interruption along a correcting sales path. ..."
